Sixteen to twenty weeks including permitting. Construction itself runs eight to sixteen; the spread is mostly the permit queue and the inspection calendar, neither of which any builder controls.

The stages, honestly: design and estimate, permitting and engineering (the long pole), layout and excavation, steel and plumbing with a county inspection, gunite and a curing period that cannot be rushed because it is chemistry, then decking, tile, finish, fill and pool school.

What stretches a build: county queues, inspection scheduling, summer rain, a high water table that needs dewatering, equipment lead times, and change orders. That last one is the only one you control, which is why we over-design at the start. Every change after gunite resets a schedule.

A builder quoting you a dramatically shorter total is quoting construction weeks and letting you assume permitting is free. Ask which number you are being given.
