Before you shrink a pool to save money. Halving the size does not halve the price. Mobilizing equipment, pulling permits, running plumbing and installing the filtration set cost roughly the same on a small pool as a large one. Going smaller saves on concrete, steel, finish and excavation time, and not much else.

Add the spa now if you want one. Building it with the pool shares the excavation, plumbing and equipment. Retrofitting later costs multiples of that.
Comparing bids
What a cheaper quote usually leaves out
A quote that undercuts everyone else by twenty thousand dollars is usually not a better deal. It is a shorter list.
These are the line items most commonly excluded, and every one of them still has to be paid by somebody.
Permit fees and engineering
Sometimes passed through later at cost plus markup.
Spoil removal
The dirt from the hole has to leave. Some quotes leave it in a pile on your lawn.
Electrical runs
From the panel to the equipment pad. On a long run this is a real number.
Dewatering

Two Palm Coast specifics. Salt air shortens equipment life near the ocean, so budget replacement earlier than an inland owner would. And a year-round swim season here means the pump runs more months than it would further north, which is exactly why the pump you buy at build time matters.
Resale
Does a pool add value to a Palm Coast home?
Roughly half of Florida single-family homes have a pool or a screened cage, and in this market a pool is closer to an expectation than a luxury, particularly in the newer communities. That does not mean a pool returns its full cost at resale, and any builder who promises that is selling rather than advising. What it does mean is that an absent pool can narrow your buyer pool locally in a way it would not elsewhere.
Build the pool because you want to swim in it. The market effect is real here and it is a secondary consideration.

What is the cheapest in-ground pool you build?
$54,999 for a 12 by 24 with standard decking. We will not quote below that, because under that figure something has to come off the list and it is usually structural.
Do you offer financing?
Yes. We work with Lyon Financial and HFS Financial, both of which specialize in pool lending. The payment schedule and both lenders are on our financing page.
How much is a deposit, and what is the payment schedule?
Twenty five percent on contract, twenty five on shell completion, twenty five on deck completion, twenty four when the pool is filled with water, and the final one percent once the punch list and final inspection are done. It is written into your contract before you sign.
Why are Palm Coast pools more expensive than the national average?
Florida labour runs close to the national average, but coastal builds carry costs inland builds do not: dewatering on high water table lots, corrosion-rated equipment and hardware, wind-load engineering for enclosures, and stricter permitting. The Jacksonville market, which is the closest comparable to us, is commonly quoted between $70,000 and $130,000 for a gunite pool.
Is gunite worth it over fiberglass?
Gunite costs more up front and takes longer, and it goes in any shape, any depth, and lasts decades. Fiberglass is faster and cheaper on average but fixed in shape. For an unusual yard or a specific design, gunite is the only real answer.
