How we build a pool, step by step

Typical build time is 16 to 20 weeks including permitting. Construction itself runs 8 to 16 weeks; permitting is the variable. Some run longer, and the honest reasons are below rather than buried.

11-2 weeks

Design and estimate

We walk the yard, check access for equipment, locate your setbacks and easements, and talk through what you actually want to use the pool for. You get a written estimate with the scope itemized.

23-6 weeks

Permitting and engineering

Flagler County reviews the plans. This stage is the one nobody controls, and it is the most common reason a build runs long. We submit complete packages to avoid resubmission, which is the main thing a builder can influence here.

31 week

Layout and excavation

We mark the shape, confirm it with you standing in the yard, then dig. In much of Palm Coast we hit sand quickly and sometimes water, which is normal here and planned for.

41-2 weeks

Steel, plumbing and inspection

Rebar cage tied, plumbing run, then the county inspects before any concrete goes in.

51 day, then 7-10 days curing

Gunite

The shell is sprayed and then has to cure. This wait is not a delay, it is chemistry, and rushing it is how pools crack.

Building a pool in Palm Coast: sand, salt air and setbacks

Flagler County is not a generic build site, and a builder who works here should be able to tell you why.

Sandy soil and a high water table

Much of Palm Coast sits on sand with water close to the surface, particularly east of US 1 and through the canal neighborhoods. Sand excavates easily but needs proper structural steel and shell engineering to stay stable. On some lots the water table means dewatering during excavation, and we check for it at estimate stage so the cost is in the number you sign.

Salt air

Coastal air is hard on equipment, handrails, fasteners and decking. Material choices that are fine inland fail early within a few miles of the Atlantic, so on coastal lots we specify corrosion-rated hardware and shield the equipment pad from prevailing salt spray.

Setbacks, easements and approvals

Palm Coast's platted lots often carry drainage and utility easements that constrain where a pool can legally sit, and canal lots and golf-course frontage have their own restrictions. Some communities require HOA architectural approval on top of county permitting. We locate all of it before we design, because moving a pool on paper is free and moving it after layout is not.

Screen enclosures

Florida wind-load rules govern how a cage is engineered and attached. We include screen enclosures in our builds, installed by a specialist screen contractor we work with. Screen footers go in as part of our standard scope, so the deck is poured to take the cage from the start rather than retrofitted later.

How much does a new pool cost in Palm Coast?

How long does it take?

Typically 16 to 20 weeks including permitting. Permitting and inspections are the least predictable stages.

Do I need a permit, and do you handle it?

Yes, Flagler County requires one, and yes, we handle the submission and engineering. Permitting fees are built into our pricing, so there is no separate permit bill later.

Gunite or fiberglass?

We build gunite, which allows any shape or depth and lasts decades with resurfacing every ten to fifteen years. Fiberglass installs faster and costs less on average but comes in fixed shapes. If fiberglass suits your yard better we will say so.

Will the high water table be a problem on my lot?

Sometimes, and it is one of the first things we check. If dewatering is needed we price it into the estimate rather than raising it once the hole is open.

Do you build spas, sun shelves and water features?

Yes to all three. Worth knowing: a spa built at the same time as the pool costs far less than adding one later, because it shares the excavation, plumbing and equipment.

What warranty do you provide?

One year builder warranty as standard. Pool equipment carries its own manufacturer coverage, typically three years on equipment and lights. Full terms are in your contract before you sign anything.

Do you work with HOA approvals?

Yes. Several Palm Coast communities require architectural review, and we prepare what they ask for.

Who will actually be on my property?

Our own crew, not a rotating cast of subcontractors. The people who lay out your pool are the same people who hand it over, and you will meet them at the estimate before anything is signed.
